Association Management

How Lockwood Commercial manages commercial and industrial business park associations in North San Diego County.

Lockwood Commercial manages commercial and industrial business park associations in North San Diego County, from a handful of buildings to parks of several hundred thousand square feet. The board sets the direction. We run the association day to day and keep the owners informed.

Money

  • We collect dues and follow up on late payments and late fees, and work with the association's counsel on liens when it comes to that.
  • We pay the association's bills, including its fire, liability and directors and officers insurance.
  • We prepare the annual budget and operating plan, track the reserves, and do the annual reconciliation.
  • We send the board regular financial statements, prepare the 1099s and keep the association's books.

The property

  • We inspect the common areas regularly and take care of what we find.
  • We get bids and negotiate the contracts for landscaping, trees, paving and other vendors.
  • We administer the CC&Rs: architectural review, the rules and their enforcement.

The owners and the board

  • We stay in touch with the owners through the year and keep the minutes and records.
  • We handle the state filings and can serve as the association's agent for service of process.
  • We report to the board in writing every quarter.

The annual meeting

We prepare and run the annual meeting. The owners get a printed booklet with last year's notes, the financials, dues status and reserves, the bids we gathered, sometimes with the vendor there to answer questions, and what we see in the local sales and lease market. We also handle the officer elections and the proxies.
